Guardian Seal roof restoration

Restore it. Don't replace it.

Your roof is fading, leaking, or showing its age. A full reroof isn't your only option, and for most homes, it isn't the smart one either.

Guardian Seal's liquid membrane system is designed to protect vulnerable roof areas and extend roof life. For suitable roofs, restoration can be a lower-cost alternative to full replacement. Eligible Guardian Seal restorations are backed by a 10-year warranty.

Your final scope and price are confirmed after your free assessment. Quotes are typically provided within 24–48 hours.

Roof showing signs of age

Stop small issues growing

That water stain isn't nothing

A faded roof is annoying. A leaking one is different. Left unchecked, it works quietly: a stained ceiling today, timber rot behind the wall in a year, a big repair bill in three.

Guardian Seal is built for the roof in between: not brand new, not falling apart. If yours is faded, ageing, or showing rust and cracks, restoration is usually the lower-cost fix. The right call for your roof depends on its actual condition, which is what your free assessment is for.

The process

How it works

Four steps, without a full strip-off where restoration is suitable.

1. Clean.

1. Clean.

Chemical treatment and a water blast remove moss, mould, and grime.

2. Prep & repair.

2. Prep & repair.

Agreed repair areas are addressed before coating begins.

3. Prime.

3. Prime.

A primer ensures the coating bonds and lasts.

4. Seal.

4. Seal.

The agreed coating system creates a flexible, UV-resistant membrane.

Honest assessment

Is your roof a candidate?

Not every roof should be coated, and we'll tell you if yours shouldn't be. Restoration suits a roof with a sound structure but a failing surface. It's the wrong call if the structure itself is compromised, since coating over that just hides a bigger problem.

Every quote starts with an assessment of your actual roof, not a generic price. If restoration isn't right, we'll say so in writing and point you elsewhere.

Good candidate signs

  • Faded, chalky, or patchy colour
  • Surface rust or oxidation
  • Hairline cracks between tiles
  • Moss, mould, or lichen buildup
  • Minor leaks at joins or flashings
  • Not recoated in 8–10+ years

We'd likely say no if

  • The roofline sags or moves
  • Rot goes beyond the surface
  • Leaks caused major internal damage
  • The roof is at structural end of life

We'll tell you directly during the assessment, before any coating goes ahead.

Restored roof types

Made for New Zealand

For common NZ roof types

Each material has its own prep requirements. One system doesn't fit all roofs.

  • Decramastic. A common re-coat candidate; needs rust treatment at fixings and joins first.
  • Concrete & clay tile. Seals hairline cracks and restores colour without disturbing sound tiles.
  • Metal (corrugated iron, COLORSTEEL®, Zincalume®). Addresses rust, oxidation, and chalking with a flexible membrane.
  • Butynol & flat/membrane roofs. May be suitable for an overcoat system after assessment.
  • Asbestos roofing. May be suitable for a restoration approach that avoids unnecessary disturbance. Mention it when you enquire.

Protection that lasts

Frequently asked questions

Paint focuses on appearance. Guardian Seal is a liquid membrane system designed to protect the roof surface; warranty details are confirmed after assessment.
We only do coating, not painting. Paint refreshes the look of a roof but doesn't stop water getting in. Our membrane is a different category of product, built to seal and protect the roof, not just recolour it.
They describe the same work. Both mean cleaning, repairing, and recoating an existing roof rather than replacing it. We use 'restoration' most often, but if you're searching for 'refurbishment,' you're after the same service.
Our team does a thorough visual inspection, checking for discolouration, rust marks, soft spots, and deteriorated sealant, especially around flashings and joins. Identified repair areas are addressed as part of the agreed scope before coating goes on.
Yes. This is common on older pressed metal tile roofs, especially ones around 15 to 20 years old. We'll check the condition of the existing coating first to make sure a fresh application will bond properly, whether you're in Auckland, Wellington, or anywhere else in New Zealand.
Restoration is usually a one-off project, but we recommend a maintenance check every few years afterward to catch small issues early. If your roof only needs a clean or a minor repair rather than a full restoration, let us know and we'll advise honestly on what it actually needs.
Eligible Guardian Seal restorations include a 10-year warranty. We’ll confirm the cover after assessment; your project warranty sets out the exclusions and claim process.
Some asbestos roofs may be suitable for a restoration approach that avoids unnecessary disturbance. We’ll assess the roof and confirm the proposed method, scope and any warranty eligibility in writing.
Sometimes, and we'll tell you honestly if that's the case. Restoration suits roofs with a sound structure but a failing surface, things like rust, cracks, fading, or minor leaks. If the underlying structure is genuinely compromised, we'll recommend repair or reroofing instead.
Most suitable projects are completed in around 2–4 working days. Timing is an estimate and depends on roof size, preparation requirements and weather.
It depends on your roof's size, material, condition, and access. We’ll provide a written quote for your actual roof after assessment; unless stated otherwise, quoted prices exclude GST.
Flexible payment plans may be available, subject to approval and the applicable finance terms. We’ll explain the available options with your quote.
